How Often Should Your Roof Get Inspected?

Apr 30, 2024

Your roof does a lot for you. It shields you from the heat and cold, along with all kinds of weather events. They aren’t indestructible, though, and, depending on the material, can last between 25–100 years, in our experience. You should have residential roofers check it pretty regularly, though, to ensure that you have a structurally sound roof. But how often should this inspection take place?

Once Per Year

According to Zillow, you should have residential roofers come at least once a year. This timing will give them the chance to find any issues without allowing them to create large problems. Thanks to evenly spaced timing, it also helps to reduce long-term costs.

After a Storm

Some think it's best to decide on having a roof inspection based on what kind of season you just had. Was it a mild winter or summer with little to no extreme weather? You may be able to just quickly do a once-over inspection from ground level. If there was a lot of snow, hail, rain, or high winds, you should hire residential roofers to take a look in the early fall or spring. This scenario allows them to spot issues and repair them, or worst case, suggest a roof replacement.

When Professionals Are Available

Especially after large storms or a long winter, roofers will be exceptionally busy. It's important to work around their schedule to get an expert opinion on your roof, rather than performing the inspection yourself. Roofs are one of the most dangerous parts of your home, and many professionals advise against homeowners climbing the ladder themselves. Additionally, an untrained eye may miss important signs of damage that will continue to worsen over time.

That said, it's important to pay attention to your roof from the ground. This allows early detection of any minor damage, ensuring it doesn't become major and require extensive repair or replacement. The regular investment you make with each inspection will be worth it due to the amount of money that stays in your bank account. This combination will make you feel as secure as the sturdiest roof.

Are you looking for residential roofers in your area that can perform inspections? We can help you there. Contact Thomas Home Improvements today to learn more.
